Coral Gables Real Estate Site in Deed-in-lieu of Foreclosure
A 0.8-acre lot at 250 Minorca Avenue in Coral Gables has been exchanged by developer Sergio Pino and partner Juan Carlos Mendez to release a $4.39 million mortgage on the property, the South Florida Business Journal reported. Pino and Mendez had previously planned to develop an 11-story commercial project on the site. Pino and Mendez’ company, Century Lancaster Plaza, transferred the lot to a company controlled by developer Armando Codina, which purchased the mortgage on the site from Mercantil Commercebank in March. Please keep in mind that this is just an average of ALL the real estate sales in Coral Gables. This means an average of waterfront, golf course, North Coral Gables and South Coral Gables. In the 1st quarter of 2011, the average price per sqft in Coral Gables was $248. In the 1st quarter of 2012, the average price per sqft in Coral Gables was $293. In real estate and in all types of businesses, supply and demand have a huge factor in prices. We all learned in economics that low supply and high demand typically increases prices. Coral Gables Homes Priced Below $600,000 Fly!!
Coral Gables real estate priced below $600,000 just does not last on the market. I personally have sold 7 homes just in Coral Gables in the first quarter of 2012 and none of them lasted more than 3 months on the market. As a matter of fact, I would say that the average time it took to sell the 7 homes in Coral Gables was approximately 3 weeks. The Coral Gables real estate is just plain crazy in these price ranges. These homes were shown an average of 1-3 times per day! I know its a numbers game. If I show a house 15 times a week, it can't possibly last more than a couple of weeks before a buyer strikes. Every Coral Gables realtor I speak to that specializes in this area agrees that its just a supply and demand issue. There isn't inventory! Many Coral Gables realtors have requested to please call them prior to listing the home because they know that once it hits the MLS it will become a frenzy.
